FLSA Status: Non-Exempt

Department: Administration                         Reports to: Manager, Facilities & Administration  

Position Summary: Ensures the safe operation of The Night Ministry's building operations at all locations, including supervising custodial staff, managing routine maintenance of all building systems, and responding to maintenance requests as needed. Acts as liaison to outside vendors.

General Purpose: Is responsible for the maintenance and management of all TNM facilities (five Chicago locations), equipment, and vehicle fleets. 

Role Qualifications:

  • Experience with building maintenance and managing multiple sites.
  • Must have a working knowledge of building systems, including HVAC, as well as boilers.
  • Fundamental knowledge of energy efficiencies.
  • Demonstrated ability to problem solve and troubleshoot repair issues through deductive reasoning.

Position Responsibilities:

  • Develop and supervise implementation of preventative maintenance plan for each facility.
  • Perform minor repairs and preventative maintenance (i.e. painting, light carpentry work, drywall repair, plumbing repair, tiling, boiler maintenance, etc.) to ensure smooth and safe operations of facilities.
  • Immediately report significant facility problems to the appropriate landlord/vendor and coordinate response for timely resolution.
  • Hire and supervise custodial staff; hold regular team meetings and coordinate regular trainings with staff.
  • Ensure Safety Data Sheets at each location are kept up to date, and all supplies are stored safely.
  • Ensure that facilities meet all applicable codes and addresses any violations as they occur.
  • Develop and supervise implementation of preventative maintenance plan for each vehicle, ensuring that vehicles are functioning in a safe manner, in full compliance with legal requirements.
  • Perform bi-monthly facility walk-through at each location, to assess general facility condition.
  • Maintain liability insurance file for active vendors.
  • Ensure the annual and semi-annual maintenance schedules are met for building membrane, and large mechanical systems.
  • Scheduling vendors as warranted by request, per procurement policy.
  • Supervise repair activities to ensure contractual obligations are met.

 Essentials skills and experience:

  • High school diploma or GED, trade school certification, or significant related work experience.
  • A minimum of minimum of 5 years of building maintenance experience to include hands on light carpentry work, plumbing work, and basic mechanical knowledge.
  • A minimum of three years' previous supervisory experience.
  • Ability to respond to emergencies calmly and appropriately, in compliance with Night Ministry policies and procedures.
  • Maintain a flexible schedule, including some weekend hours for special projects
  • Reliable vehicle, current driver's license and evidence of insurability. Ability and willingness to drive 15-passenger van.
  • Demonstrated ability to work as a member of a team.
  • Must pass DCFS background check, which includes a criminal background check.
  • Exemplary interpersonal skills.

Nonessential skills and experience:

  • Bachelor's Degree

Reporting to this position: Three full-time custodians

Location: Based at West Town facility, travels extensively to five facilities throughout Chicago

  • Work environment: While performing the duties of this job, the employee is exposed to weather conditions prevalent at the time. The noise level in the work environment is usually moderate, but may vary at the different locations required in this job.

Compensation: position offers hourly pay with benefits package.
